In short: our constraint maps are planning-level exhibits built from public data to help you evaluate a tract quickly. They do not replace a survey, wetland delineation, floodplain determination, title review, or engineering. Verify critical items with the appropriate professional before you close, design, or build.
1. What a constraint map is
A constraint map is a planning exhibit compiled from publicly available data, which may include FEMA flood hazard mapping, the National Wetlands Inventory, Railroad Commission pipeline and well data, appraisal district parcels, NRCS soils, thoroughfare plans, and utility, drainage, and school district boundaries. Each map lists its data sources and the date the data was pulled.
Public data can be incomplete, out of date, or inaccurate, and mapped features are approximate. Easement and right-of-way widths shown are assumptions noted on the map, not recorded widths. A constraint map is not a boundary or topographic survey, a title commitment or easement research, a wetland delineation or jurisdictional determination, a FEMA floodplain determination or elevation certificate, an environmental site assessment, or an engineering design.
2. Orders and payment
- Constraint map (PDF): $300 per tract.
- Constraint map package (PDF, KMZ, and CAD file): $500 per tract.
- Broker bundle: $1,250 for five PDF constraint maps, usable on any tracts within 12 months of purchase.
Payment is due when you place an order. One order covers one contiguous tract or assemblage as shown by the boundary you provide. Other services, including land plans and pad fit exhibits, are quoted separately.
3. The 48-hour turnaround and guarantee
The 48-hour turnaround begins once we have both a usable site boundary and payment. A usable boundary is a KMZ or KML, a survey, a CAD boundary, or parcel IDs or an address that clearly identify the tract. Appraisal district account numbers help us confirm the tract quickly.
If we need to clarify the boundary, the clock pauses from when we ask until you reply. If your map is not delivered within 48 hours, we refund 50% of that map's fee (or credit it, for bundle orders). The guarantee does not apply to delays caused by incomplete or incorrect boundary information, changes you request after the order starts, or outages of the public data sources the map relies on.
4. Corrections, changes, and refunds
If a delivered map does not match the boundary you provided, we will correct it at no charge. A change to the boundary after delivery is a new order. If we cannot produce a map for a tract, for example because the needed public data is unavailable, we will refund the full fee. Otherwise fees are not refundable once a map has been delivered, apart from the 48-hour guarantee above.
5. Confidentiality and use
Files and project information you send are kept confidential and used only to prepare your order. We do not share them with anyone else. This website uses Google Analytics to count visits and see which pages are viewed; it does not collect the files or details you send through the form. You may use delivered maps for your own due diligence and share them with your partners, lenders, brokers, consultants, and buyers.
6. Limitation of liability
You are responsible for verifying information used in purchase, financing, design, or permitting decisions. To the fullest extent permitted by law, Riverbluff Land Studio's total liability for any claim related to a map or service is limited to the fee you paid for it, and we are not liable for indirect or consequential losses, including lost profits or lost opportunities.
7. General
These terms are governed by the laws of the State of Texas. We may update them from time to time. The version posted when you place an order applies to that order.
